Photography vs. video vs. virtual tour: what does your property need

One of the questions owners and real estate agencies ask us most often is which of these three formats they actually need: photography, video, or a virtual tour. The honest answer is that you don't always need to commission all three — it depends on the type of property, the audience you're targeting, and the channel where it will be published.
Photography: the essential foundation. It's what appears in the listing on a property portal, what generates the first click, what a buyer shares over WhatsApp before requesting a viewing. No property should go to market without a professional photo set — it's the investment with the highest return of the three, because it decides in seconds whether someone keeps looking or moves on to the next listing. For the vast majority of properties, a well-done photo set is enough to generate the interest needed.
Video: when the flow matters more than the detail. Video conveys a sense of movement and a real walk-through of the space. It's especially valuable for properties where the layout is a selling point in itself — penthouses with a terrace, multi-level homes. It's also the ideal tool for social media reach: a well-edited video generates far more engagement than a static photo. It's worth understanding that horizontal video for the web and vertical, Reels-style video are, in practice, two different formats with different goals.
Virtual tour: for the buyer deciding from a distance. Navigable 360° walkthroughs have a very specific use case: buyers who can't or don't want to visit the property in person before deciding whether they're seriously interested. It's especially valuable for second homes or international buyers. It doesn't replace photography or video — it complements them. A virtual tour without good cover photos won't generate the initial click needed for someone to decide to explore it.
So what does your property need? As a general rule: if you can only choose one, choose professional photography. If your property has a layout or exteriors that are a selling point in themselves, add video. If you're after social media presence, vertical Reels-style video is the missing piece. And if your target buyer is likely to decide remotely, a virtual tour adds the level of trust needed to move forward without an in-person visit.
